John Tandy is a veteran real estate development and urban planning professional with extensive experience as an Owner’s Representative and Senior Project Manager. He has a proven track record of successful negotiations with city and county officials regarding planning/permit approvals, critical infrastructure improvements and other complex, cost- and time-sensitive requirements, and has effectively managed multi-disciplinary consultant teams and served as official point of contact for projects and jurisdictions. Working in partnership with City of Fort Worth Park & Recreation Dept. and Friends of Tandy Hills Natural Area to develop a long-term management plant for the 160-acre property.  Also, in conjunction with Texas Wesleyan University, wrote and obtained a grant from Texas Parks & Wildlife Dept. to hold a BioBlitzevent in April 2016, to document biotic species and provide a baseline for future planning. 

 

Development Director-MEDIA-ART-XCHANGES, Los Angeles,CA (5/10 - 4/14).

Co-founded and managed this educational not-for-profit organization delivering new media programs to multi-cultural at-risk youth in rural and urban areas. Program offerings embed web technology, filmmaking, creative writing and live performances in core curricula to engage students in mastery of 21st Century skills. Personally established multi-year partnerships with Los Angeles, Arizona, Apache and Navajo Reservation public schools. Wrote, produced and edited 2 educational short films in 2013 for the San Carlos Apache Public School District, which were broadcast on Indian Public TV. 

 

Project Manager/Planner - MOSS & ASSOCIATES, Santa Monica, CA (11/03 – 1/12)

Managed governmental approvals and permit issuance for major residential and commercial developments, charter schools and broadcast/wireless tower facility projects for boutique planning consultant firm, primariy in Southern California.  Responsibilities included coordinating critical path schedules for development teams, assembling application packages, negotiating with public sector officials, processing plans and obtaining clearances for planning and building permits.  Also prepared focused feasibility reports detailing processes/timing issues and critical development standards.

 

Project Manager/Planner - J.L. HARE ASSOCIATES, Santa Ana, CA (7/02 – 11/03)

Oversaw a variety of development projects for planning consultant firm with a focus on obtaining approvals and permits for large-scale commercial and residential projects in Orange/Riverside/San Bernardino Counties, including major clients such as Kohl’s and Target.

Responsible for major Southern California telecommunications projects with specialized consultant firm.  Coordinated plan preparation to meet local codes; directed all efforts to obtain planning approvals and permits to construct required antenna facilities.

 

Planning Consultant - O’NEAL COMMUNICATIONS GROUP, Irvine, CA (7/98 – 3/00)

Managed all phases of entitlement/approval process for cell site telecommunications projects in Southern California, including new projects and modifications to existing installations for Pac Bell.

 

Staff Planning Consultant – METROLINK COMMUTER RAIL SYSTEM, Los Angeles, CA (10/91 – 6/98)

Served on Engineering Department staff for Southern California Regional Rail Authority, operator of the Metrolink Commuter Rail System, during start-up and operational phases. Worked with political/railroad officials, community groups and the L.A. County Metropolitan Transportation Agency (MTA) – with specific responsibility for working with MTA Real Estate Department, managing right-of-way issues with communities and private interests, and leasing property for commercial uses.

 

Planning Consultant - ORANGE COAST GROUP, Seal Beach, CA  (10/88 – 9/91)

Responsibilities focused upon management of entitlement/approval processes for major Southern California land developers. Pulled building permits for commercial developments and more than 1,500 residential units. Also specialized in doing research and writing environmental impact reports.

 

Project Administrator – NEWLAND/GENSTAR DEVELOPMENT, Irvine, CA  (11/86 – 9/98)

Responsible for managing strategic planning issues and developer interface for Mountain Park Ranch, a 2,650-acre planned community in Phoenix, Arizona for an international land development company based in Canada. Co-ordinated builders, consultants and city officials on subdivision plats and architectural design and made rezoning presentations. 

 

Project Manager - PETER A. LENDRUM ASSOCIATES, Phoenix, AZ  (8/82 – 11/85)

Managed land planning/master planning projects for this 200-person architectural/planning firm, which specialized in creative land development and rezoning projects. Worked with architects and planners on project teams for private and public projects ranging from rezoning and master planning to community master planning and design guidelines.

 

Project Planner – JOHANNESSEN & GIRAND CONSULTING ENGINEERS, Phoenix, AZ  (7/80 - 7/82)
